Let me walk you through the full listing agent presentation exactly how I give it to a seller. I’ll show you how to make them feel comfortable, play both parts, give you my lines and real estate scripts, and show you how the seller might respond.
Opening: Building Rapport and Understanding Motivation
Let’s say I’m sitting with a homeowner named Sarah. I start like this:
“Sarah, thank you so much for having me over. Before we get into my plan, I’d love to know what’s prompting you to move.”
Sarah might say: “We’re relocating to Florida for my husband’s job and we need to be there within the next 90 days.”
“Got it. Have you started looking in Florida or are you waiting to see what happens first?”
Sarah: “Well, we’ve been looking online but we’ve not made any offers yet and we’re going to wait until we get there to start shopping around.”
“Perfect sense. What’s important to you is timing, right? You don’t want to carry two homes or two mortgages, do you?”
Sarah: “Exactly. This is our biggest concern.”
“Okay, so let me ask you this. If I could show you a plan to get your home sold within the next 60 days at a price that allows you to move forward with confidence, would that solve your problem?”
Sarah: “Yeah, that would be perfect.”
“Great. That’s exactly what I’m going to do here today.”
Building Credibility: Why This Matters
Before I go into my plan, I always want to build credibility in my listing presentation:
“Sarah, let me share with you a little about my background. I’ve been selling real estate now for over 30 years, and I’m consistently ranked the top 1% in the nation. I’ve sold over 5,000 homes. Last year alone, my team and I closed over 200 transactions.”
“Here’s what matters. I’m not just a coach sitting in the office. I’m still actively talking to buyers and sellers and taking listings and working with clients every single day. In fact, I had two listing appointments this week before yours.”
“So, when you hire me, you’re not getting someone who used to sell real estate. You’re getting someone who is actually doing it right now every single week at the highest level.”
The Market Analysis That Sells Itself
Then I move into value in my real estate listing presentation:
“Now Sarah, I’ve done a full market analysis. In the last 6 months, 12 homes have sold near you with an average sales price of $445,000. The average time these homes have been on the market is roughly 28 days.”
“Of those 12 homes, eight sold in the first 2 weeks. The other four sat on the market 45 to 60 days. Why? Better marketing and better pricing strategy.”
“The ones that sold quickly were priced right from day one. The ones that sat were overpriced and had to make reductions.”
“Based on that, I believe your home should be listed at what the market’s telling me: $449,000. That puts us in a sweet spot being competitive while you’re still maximizing your return.”
“Now, does that number work with your Florida plans?”
Sarah: “Yes, that works perfectly.”
The Marketing Plan That Excites Sellers
“Great. Now, let me show you how I market your home.”
“Step one, we’re going to do professional photography within 48 hours, not iPhone shots, high-end photos that make your home shine online.”
“Step two, we’re going to give you maximum exposure through the MLS, Zillow, Realtor.com, and 15 other major sites that buyers shop on.”
“Step three, I will personally call all the top agents in the marketplace, letting them know about your listing so we get showings right when we go live.”
“Step four, I’m going to give you weekly updates and tell you how many showings we’ve got, give you the feedback, what they’re saying, what makes sense, and if we have to make any adjustments, we’ll go ahead and make them so you’ll never be left wondering what’s happening.”
Handling the Commission Objection
Then Sarah asks the big one: “Hey, that all sounds great. What’s your commission?”
“Sarah, my commission is non-negotiable. And here’s how I work. On my side, we represent you as the seller. We charge 3.5%. Then we have to decide together what the commission will be and what we want to offer to a buyer agent as an incentive for buyer agents to bring buyers.”
“That way, you know exactly how it breaks down, and you can control every dollar where it goes.”
“The important part is this: my job isn’t to put just a sign in the yard. My job is to get the highest price in the shortest amount of time with the least amount of stress. And my track record shows I deliver.”
Overcoming Timeline Objections
Then I might ask: “Would it pose a problem if I get it sold for you within the next 2 to 3 weeks?”
Sarah: “No, that would be great.”
But what if she says: “What if it doesn’t sell in 90 days?”
“Great question. Based on our pricing and marketing, I expect to have an offer within the next 30 days. But if we don’t, we’ll sit down, we’ll regroup, and adjust the strategy. I’m not going to let you down or get stuck because your success is my success.”
The Close That Gets Signatures
Then I go in for the close in my listing presentation:
“Sarah, based on everything we covered, I believe I’m the right agent to sell your home. I’ve got the experience, the plan, and the results to back it up. I’m ready to get started immediately. Are you comfortable moving forward with me?”
Sarah: “Excellent.”
“Then great. Let’s go ahead and get the paperwork signed. Go ahead and sign the listing agreement so I can help you get what you want in the time you want. Won’t that be great?”
Sarah: “Great.”
