How many real conversations did you have with a prospect yesterday? Not dials. Not attempts. Real conversations. The Busy Trap: Why Activity Isn’t the Same as Income

Most agents are busy all day. Emails, showings, contracts, client texts the day fills up fast. But busy and productive are two completely different things.

Run this test on yourself: pull up last week’s actual calendar (not your transaction list) and circle every hour spent on a real revenue-generating activity – calls, appointments, follow-up, negotiating. For most agents, that number is embarrassingly low: two, maybe three hours out of a 40-hour week. Everything else is admin work that feels like progress but generates zero income.

You’re Prospecting the Wrong Leads

Most agents chase $30–$50 cold internet leads that convert under 1%, or lean entirely on their sphere and hope someone remembers them. Neither should be your primary lead source if you want to scale.

The highest-converting opportunities in the entire industry are Expireds and FSBOs – “raised hand” leads who have already decided they want to sell. They don’t need motivation. They need you to show up with a better system, better communication, and more confidence than whoever came before you.

The System: Build, Protect, Execute

  1. Build your target list every morning – Expires from the MLS, FSBOs from FSBO.com, Craigslist, Facebook Marketplace, and Zillow. No list, no prospecting.
  2. Protect a sacred, two-hour prospecting block every single day. Nothing touches it – not email, not texts, not “quick questions.” Interruptions kill your rhythm and force you to restart.
  3. Use the DEP framework on every call: Diagnose (ask, listen, understand their situation), Educate (explain what happened and what the market shows), Prescribe (recommend the plan and ask for the appointment).
  4. Hit 20 real contacts a day – not dials, actual conversations. That’s 100 a week, 400 a month, and more appointments set in a month than most agents book in a year.

Consistency Compounds – Even When It Feels Like Nothing’s Happening

One coaching client was stuck at 7–9 deals a year despite working hard – just inconsistently. We built her a system: two-hour blocks, Expireds and FSBOs only, 20 contacts daily, DEP on every call. Nothing happened for two weeks. By week three, her first appointment. By month two, 11 appointments and 7 listings. In six months, 22 closed deals – same market, same person, different system.
